01 / YOUR STARTING POINT

First, picture an ordinary day.

Where do you go when you leave home in the morning? Think about your workplace, university, children’s school and everyday needs. Your answers help you define a search area around the life you actually lead.

Write down your three main priorities: the journey to work, more space for your family or a garden, for example. Separate essential needs from features you would simply like to have. You can then compare a duplex in Çankaya with a villa in Gölbaşı against the same personal priorities.

Four details are enough to get started:

Purpose of purchase · Budget and currency · Space needed · Approximate buying date

02 / CHOOSING AN AREA

Çankaya or Gölbaşı? Compare them through your daily life.

Çankaya plays an important part in Ankara’s administrative, business and cultural life. When looking for an apartment here, consider your daily routes, building facilities and the particular neighbourhood together. Our Hilal duplex is one example, with generous interior space, a terrace and balconies.

Gölbaşı is also an area to explore if a garden and outdoor space are priorities. The Koparan and Karaoğlan villas in our portfolio offer two examples of this style of living. At a viewing, assess the garden, additional spaces and access route alongside the interior.

03 / A CLEAR BUDGET

Plan beyond the asking price.

Set your maximum budget in a specified currency. When comparing listings, record price, net and gross area, handover arrangements and included fixtures separately. Compare apartments and villas with their property type, land and facilities in mind. Neither the total price nor a price per square metre tells the whole story alone.

Ask for a separate breakdown covering transfer, services, insurance, moving and any changes you plan to make. Building charges, heating and garden maintenance are part of the cost of using the home. Before agreeing terms, put the amounts, responsibility for payments and items included in the sale in writing.

04 / A PURPOSEFUL VIEWING

What should you ask when viewing a home?

  • Usable space: What are the net and gross areas? How are terraces, balconies and additional spaces included in those figures?
  • Light and layout: Do window directions, connections between floors and room positions suit your family?
  • Equipment and upkeep: What condition are the heating, insulation, lift, parking and fixed installations in?
  • Regular expenses: How are building charges, heating and shared areas or garden maintenance managed?
  • Documents and handover: How will title information, registry status, building documents, included items and handover dates be checked and recorded?
  • Neighbourhood and journeys: Have you checked access to everyday destinations and visited the street at different times?

When reviewing title and property documents, compare the property details with official records and coordinate the process with the relevant professional and land registry office. Obtain an up-to-date document and cost list for your particular transaction.

06 / YOUR QUESTIONS

Before choosing a home

Should I buy an apartment or a villa?

If a terrace, building facilities and interior space matter most, explore apartment examples. If a garden and outdoor space come first, include villas in your comparison. Travel needs, maintenance costs and your family’s requirements help make the choice clearer.

How should I compare home prices?

Compare similar property types in comparable areas. List net area, land, building age and condition, equipment, regular expenses and handover timing, then compare the prices in the same currency.

What should I send to arrange a viewing?

Share your budget and currency, room or space requirements, preferred neighbourhoods, dates in Ankara and links to selected listings. These details help us prepare a more relevant viewing schedule.
